Management Basics Matter Most

The reason most people switch managers is because basic service is not handled properly.  Here are the top 3 keys to success:

1) Be Visible – clients want to see you at the property – so make sure you do the site visits as per your contract.  Ways to help be seen is to wear a shirt with your logo and or a clipboard with your logo.  Additionally, many clients are at work when you go to the property so leaving a business card in their door if applicable when on site works.  Alternatively, you could email pictures of items seen on the visit to them showing you were there and getting permission to complete tasks.

2) Make Progress – Get thru the to-do list – When the client gives you items to do – do them.  Think of it as a game – they want the list to grow and you want it to get to zero.  If you need help getting it done, use vendors to help do the tasks.

3) Be Responsive – when someone calls or emails get back to them quickly.  If something will take longer tell get back to the person quickly and let them know it will take longer and then put in your calendar to follow up so you don’t forget.

These may seem basic – but the basics are what matter most in property management.  If you can come up with systems to help you stay on top of these items you will be a success.
