Why I Provide Marketing & Legal Forms

When I first started out in property management, I had no marketing materials and one standard management agreement.  From my experience, the most time consuming and costly tasks in starting a management business is to develop the marketing and legal forms from scratch.

As for the marketing sheets – I wrote the marketing copy myself, then I re-wrote it, then I hired someone to help me lay it out.  As I grew, I hired someone to make it look nicer.  I started off with flyers, then added a mailer, then added a more professional “sell sheet” to hand out.

Then when it came to legal forms – the “standard” forms don’t cut it.  First there are different management agreements for different types of property: single family, communities and commercial.  Then there are different provisions in these agreements that either protect your time – by getting paid for extras and protect your pocket – by getting reimbursed for office supplies used for a particular client.  I accumulated management agreements from property managers around the country and read some property management business books and developed with a lawyer several management agreements that have been working great over the years.
